Coaching Tip

Hello SW Region Leaders and Associates,

Back-to-school season is here! šŸŽ’šŸ“š As families gear up for a new school year, it’s the perfect time to reconnect with your VIPs, database, and local community in a fun and creative way.

Just like we did with the Easter Bunny Coloring Contest 🐰, we’re bringing you another simple, high-impact idea: a Back-to-School Coloring Contest! This is a fantastic opportunity to spread joy, build relationships, and make your brand stand out—especially with local families.

This time, it’s all about coloring a school bag! šŸŽ’

How to Host Your Own Back-to-School Coloring Contest
Step 1: Choose a Fun, School-Themed Coloring Page
We’ve included a sample ā€œschool bagā€ coloring sheet (see below) to get you started. Feel free to add your own logo, contest details, or personal branding! Keep it simple and fun so kids of all ages can join in.

Step 2: Offer Exciting Prizes
Make it exciting for families with easy-to-give (and local!) prizes:

šŸ† Grand Prize: $50 gift card to a school supply store or fun kids’ bookstore
🄈 2nd Place: $25 gift card to a local ice cream shop šŸ¦
šŸ„‰ 3rd Place: $10 gift card for a back-to-school treat šŸ©

šŸŽ Bonus: Give every participant a small prize to show appreciation!

Step 3: Set Up Easy Submission Guidelines
Make it easy for families to send in their masterpieces:

šŸ“¬ Drop off at your office
šŸ“ø Email a photo
šŸ“† Set a clear deadline—e.g., August 10th!

Step 4: Spread the Word!
Promote your contest on your:

Social media pages šŸ“±
Community Facebook groups šŸ‘Øā€šŸ‘©ā€šŸ‘§ā€šŸ‘¦
Email list and local school newsletters šŸ“°
You can even partner with a local business for prize donations or cross-promotion!

Sample Contest Rules:
Age Range: 2–13 years old
Submission Deadline: August 10th (or choose your own!)
Winners Announced: Share winners on social media to boost engagement
Participation Prizes: Optional—but highly recommended to make every kid feel like a winner!
Why You Should Host a Coloring Contest:
šŸŽØ Build Local Relationships – Strengthen ties with your sphere and local families
šŸ“£ Stand Out – Keep your brand top of mind in a fun and positive way
šŸ‘Øā€šŸ‘©ā€šŸ‘§ā€šŸ‘¦ Create Connection – Foster goodwill in your market and database

How to Get Started:
āœ… Pick a deadline and prize structure
āœ… Use the sample coloring page or design your own
āœ… Promote widely and collect submissions
āœ… Celebrate the winners and post their art proudly!

We hope this idea inspires you to bring some back-to-school excitement to your community! šŸ–ļøšŸŽ‰

Now that you have this information,

What will you do with it?!

Superstars!

There’s still time to end the year STRONG!

Questions for you:

Have you looked at your GPS lately?

What hard truth about your business have you been avoiding?

What does the data in your business tell you right now? (We are spending alot of time on this with our agents!)

Are you adapting to reality or resisting it?

What’s one reality-based action you can take TODAY that will improve your business and your finances?

ā€œYou’re a lot closer to changing your life than you think. You’re one more meeting, one more relationship, one more decision, one more action, or one more thought from leading the life you deserve.ā€ – Ed Mylett

Ā Coaching Tip: The Power of TAGGING Your Database

Hello SW Region Leaders and Associates,

Tagging isn’t just about labeling people as buyers or sellers. It’s about organizing your database so you can build better relationships, market more effectively, and leverage SmartPlans with precision.

 What Makes a Great Tag?

  • Think Beyond the Basics:Ā Use tags to capture personal details—interests, careers, life stages, or client behavior.
    • Examples: ā€œInvestorā€ • ā€œDog Ownerā€ • ā€œVIPā€ • ā€œHoliday Cardā€ • ā€œAZ Sports Fanā€
  • Shorter Is Better:Ā Instead of long phrases like ā€œLoan Buyer from New York,ā€ break it into:
    • āœ…Ā ā€œBuyerā€ • ā€œLoanā€ • ā€œOut of Stateā€
  • Custom Tags = Custom Service:Ā Make your clients feel known. Tags can help you match people for referrals, events, or personalized touches.

 Why It Matters:

  • Filter SmartPlans & Marketing:
Send messages that matter. Don’t blast your database—target it with value.
  • Organize with Purpose:
    Group contacts into categories like ā€œVendors,ā€ ā€œReferral Partners,ā€ ā€œOpen House Attendees,ā€ or ā€œLuxury Buyers.ā€
  • Keep It Clean:
Too many tags? It gets messy fast. Review your tags quarterly. Be consistent with naming—avoid duplicates like ā€œVIPā€ and ā€œV.I.P.ā€

 Weekly Challenge:
Pick 25 people in your Command database and ask:

  • Do they have the right tags?
  • Can I segment them better?
  • What do I know about them that I haven’t captured yet?

Smart tagging = smart marketing = better results.

 Take Action Today!
Start tagging your database smarter, and watch how it transforms your connections, marketing, and results. Let’s get to work and make every interaction count!

A Coaching Tip from Your Region!

šŸš€ Want More Referrals? Try This.

Here’s something the Southwest Region recently picked up from the team at Giftology—and it’s too good not to share. It’s simple, it’s timeless, and it works. If you’re in a relationship-based business (and let’s be honest, we all are), these two tools will increase your referrals and make you easier to talk about:
šŸ‘‰ 3-way texts and clarity conversations.

1ļøāƒ£ The 3-Way Text
When you know two people in your network should meet, don’t overthink it. Just connect them. The 3-way text is the fastest, most trust-building move you can make. You say something kind about each person, give context for the intro, and suggest a next step. That’s it.

Example:

ā€œHey Rachel and Dan—I wanted to connect you two. Rachel’s an amazing interior designer who’s been transforming high-end listings for our team. Dan owns a boutique staging company and has worked wonders in the same space. Thought it might be worth a quick chat to compare notes and explore collab ideas.ā€

That’s 90 seconds of effort that can spark thousands of dollars in opportunity—or at the very least, goodwill you can’t buy.

2ļøāƒ£ Clarity Conversations
If you’ve ever stumbled when someone asks what you do, you’re not alone. That’s why Clarity Conversations—another standout from the Giftology framework—are so powerful. They’re intentional, two-way conversations that clarify who you are, what you offer, and what kind of referrals you’re actually looking for.

Example:
After sitting down with a financial advisor recently, I asked, ā€œIf I were to refer someone to you, what would I actually say?ā€ That led to a 15-minute conversation where we boiled down his offer into one clear sentence, identified three ideal referral types, and even uncovered a few natural shoulder industries we hadn’t considered before. Now, I can talk about his business like I’m part of it—and that’s the whole point.

Everyone’s out here trying to automate connection. But the real wins still come from genuine conversations and thoughtful introductions. Shoutout to the team at Giftology for continuing to lead with practical tools that actually move the needle.

These are the kinds of things that keep you top of mind—and worth referring to.

AĀ CoachingĀ Tip from Your Region!

Hello SW Region Leaders and Associates,

🌸Spring isn’t just for cleaning closets and garages — it’s the perfect time to dust off your database and turn it into a revenue-generating machine. šŸ§¼šŸ’°

At Keller Williams, we say it often and we mean it:
 Your database is your business.

Here’s your spring cleaning checklist to refresh, refocus, and reignite your pipeline:

🌿 1. Build or Revisit Your Contact List

Whether you’re starting from scratch or pulling contacts from Command, your phone, or spreadsheets—make sure it’s all in one place and ready to work for you.

šŸ“Œ Import Contacts into Command
šŸ“Œ Import Phone Contacts into Command Using the Command App

🧹 2. Segment & Tag Smartly

Group your contacts by how they know you: SOI, VIPs, past clients, leads, referrals, vendors, etc.
This allows for targeted follow-ups that are actually relevant.

šŸ“Œ Add or Remove Contact Tags

🧠 3. Fill in the Blanks

Missing birthdays, addresses, or contact preferences? Use this season to reconnect and fill the gaps.
Pro tip: Ask about their real estate plans for the year—you’ll be surprised how many are thinking about buying or selling.

šŸ“Œ Edit a Contact in Command

šŸ” 4. Set Up SmartPlans

Put everyone on a plan that makes sense. Use tools like Neighborhood Nurture, Birthday SmartPlans, and Quarterly Calls to stay top of mind and show you care.

šŸ“Œ Add Contacts to a SmartPlan

✨ 5. Turn Tasks into Appointments

Every call should end with a next step. It’s not about blasting through your list—it’s about building meaningful relationships and creating future business.

šŸ“Œ Create Tasks in Command

Spring cleaning your database = spring growing your business.

Let us know if you want to hop on a quick Zoom to walk through your database together, or if you’re ready to dive into Command and start segmenting, tagging, and setting up SmartPlans.

Let’s make this the season of growth and great conversations! šŸŒ·

Ā Elevate Your Buyer Consultations with an Equity Calculator

How to Use It:

Ā InputĀ the estimated home price, down payment, and loan details.
Ā ShowĀ projected equity growth overĀ 5, 10, or 15 years.
Ā DiscussĀ how equity can be leveraged forĀ future moves or investments.

By providing this insight, you position yourself as aĀ knowledgeable advisor, buildĀ buyer confidence, and reinforce the value of working with you.Ā
